CONSTRUCTION

  • Siteworks & Engineering are Included based on a level ‘M’ Class (Moderately Reactive) site. If the site has highly reactive soil or is sloping the price will need to be adjusted accordingly.
  • 100mm thick Engineered concrete floor slab.
  • 90mm Pvc downpipes are included however Stormwater connections will be priced on a site by site basis.
  • Black ‘Emerclad’ slab edge treatment. The application is beyond standard Building Code requirements however it provides a waterproof coating to the exposed slab edge and has the added bonus of creating a ‘shadow’ look to the slab edge enhancing the colour of the weatherboards
  • All walls are constructed with Termite (H2) Treated plantation timber including an H3 Bottom plate to prevent potential moisture ingress into the framework during construction.
  • All studwork is at 450 centres. This is beyond standard Building Code requirements however it creates a much sturdier framed home.
  • Colorbond Roof at 25 deg pitch, Gutters & Fascias.
  • Raking eaves with FRC lining to underside.
  • Blocking within wall frames for cabinet fixings and door handle contact points.
  • Anticon Insulation to Underside of Colorbond roof PLUS R3 Polyester Batts to all flat ceilings including the BBQ area.
  • R2.5 Polyester Batts to all internal & external walls.
  • This level of insulation is beyond the standard requirements however it creates a significantly more comfortable & energy efficient home. Insulating all internal walls minimises thermal transfer between conditioned & non-conditioned zones.
  • Anticon Insulation to the underside of colorbond helps create a static air layer within the roof space with the added bonus of reducing rain noise.
  • Wall Cladding is from the James Hardie ‘Primeline’ range of claddings. These are quality, stable, pre-primed Fibre Reinforced Cement Weatherboards.
  • Aluminium Windows & Sliding Doors with flyscreens.
